What is the Digital Building Identity (DBI)?

Think of the Building Identity (DBI) as the digital passport of your property.
It gathers all essential documents into one secure place, ensuring that everything is clear, legal, and up to date.

With DBI, you can:

  • Record every change or update to the property
  • Make property transfers faster and easier
  • Prevent new planning or zoning violations

Most importantly, it ensures that your property remains legal, since the Digital Building Identity is essential for legalising any unauthorised constructions.

When is it required?

Since February 2021, DBI has been mandatory by law (4495/2017) for:

• All newly built properties
• Public and special buildings (within set deadlines)
• Any property that is being sold or transferre

Why it matters

Having a Digital Building Identity means:

  • Full legality and safety from management to transfer
All critical documents are officially recorded in one place
  • Transparency for owners and investors
Immediate access to official information ensures no hidden issues, no doubts
  • Smooth property transfers
Since it is required for every property transfer, it speeds up notarial and banking procedures.
  • Better maintenance
Changes and renovations are tracked to avoid future problems

What’s included in your digital property file

Your DBI file brings together all key documents, such as:

  • Building permits and plans (including revisions)
  • Certificates (for Energy Performance, Construction Control, etc.)
  • Legalisation papers for unauthorised works
  • Updated floor plans of the property
  • Technical reports and structural adequacy studies
  • Topographic diagrams (when required)
  • Ownership share tables and expense allocation studies (if applicable)

The process step by step

Only an authorised engineer can create and update your Digital Building Identity.
They collect all required documents, upload them to the official system, and issue a Certificate of Completion, valid for two months.

The Certificate of Completion

  • Confirms that your property’s digital records are valid and up to date
  • Is issued separately for every property unit
  • Includes all the details required for the Digital Building Identity
  • If it expires or the property changes, a new certificate is issued so that everything stays current and fully legal

Keeping it up to date

With a complete and up-to-date Digital Building Identity, you can easily move forward with the transfer of your property.

However, your Building Identity is a dynamic file. Every modification, renovation, or small-scale licensed work must be recorded.

  • The supervising engineer or the owner carries out updates via an authorised engineer.
  • Changes must be declared within four months after the project is completed.

This ensures your property remains compliant, transparent, and ready for transfer.
